The consented scheme underwent a comprehensive consultation process in 2020, ensuring the proposals were well-informed and responded to local feedback at that time.
The revised scheme will bring more community benefits to the local area, including:
- Transforming a run-down site to provide new community benefits
- Providing 288 affordable, high-quality homes for local people
- Creating new, safer walking and cycling routes through the site
- Making it easier to reach Brent River Park
- Improving streets, parking and pedestrian safety with clearer layouts and traffic-calming measures
- Creating better access to the River Brent and the towpath
- Designing the buildings so heights sit sensitively next to the park
- The removal of the basement and reduction in commercial space will result in fewer vehicle movements and less pressure on the local road network.
Changes to the Approved Plans
The approved plans have been updated to ensure they meet the borough’s current needs.
Key changes are:
- Less industrial space, more family homes: Demand for light industrial units in this area has dropped, while the need for affordable family homes has grown. Every home in the planned development will now be affordable.
- Better streets and movement through the site: The changes improve walking routes, make the area feel safer, and increase natural surveillance at street level.
- A welcoming ground floor: Introducing smaller retail units designed for local businesses, increasing the commercial opportunities available to the community.
- Basement and podium removed: Removing these makes way for two generous publicly accessible courtyards, providing green space for residents and the community as well as commercial space for local retailers.
- More efficient and sustainable design: Removing the industrial space makes the design simpler, quicker to build, and better for the environment.
- Stronger alignment with the London Plan: The updated proposals focus on high-quality, sustainable, secure homes and make better use of the site while improving links to nearby green spaces and walking routes.
